Major projects in our area

The St Neots Masterplan was created in 2018 by the board of Cambridgeshire and Peterborough Combined Authority to ensure that the market towns in Cambridgeshire are all interconnected in an overall plan that supports the region’s future prosperity.

A few years on, and there is huge investment in our area and multiple projects reflecting the aspirations within the St Neots Masterplan - Transport, Leisure, Housing - and we will be keeping our listeners updated with interviews and online content.

The main focus will be on:

1. The construction of the A421/Black Cat Roundabout project
2. The development of Universal Studios
3. Planning and construction of housing at Wintringham, Denybrook and Tempsford
4. Delivery of East/West Rail

A421/Black Cat Roundabout

This scheme will provide a new 10-mile dual carriageway and upgrades to Black Cat and Caxton Gibbet junctions, meaning quicker, safer and more reliable journeys for thousands of road users every day.

Housing

Wintringham Masterplan: Now in its second phase, approximately 2,800 homes are planned for Wintringham. The plan includes a two-form primary school, sports pitches, open green spaces, community gardens and cycleways and bridleways. Developers Durkan and Barratt Homes are currently building.

Priory Hill: This development is proposed to be for around 600 new homes on Priory Hill Road, adjacent to Priory Park, and to give some scale to the size - that is about the equivalent of 130 football pitches.

General town expansion: Local policies target around 2,500 to 3,000 homes to accommodate the town's expanding population.

Outline proposals (August 2026) to build flats on the Tebbutts Road car park site have been met with huge criticism from residents who fear the loss of car parking for the town, and the danger to businesses. 

Social-impact developer Capital & Centric is working with Huntingdonshire District Council to regenerate underused town-centre sites across the district.

The scheme would include architecture inspired by the town’s history and traditional skyline, alongside a crinkle-crankle walled garden containing trees and greenery. A community pavilion, walking routes, outdoor seating and commercial units for small independent businesses are also proposed.

Dennybrook: This is a proposed large scale development near Wyboston (within Bedfordshire), less than 1Km from the St Neots southern boundary. Described as a 'garden village' it could comprise as many as 10,000 houses. Read the Vision Document.

Tempsford: Tempsford has been shortlisted by the Government as a preferred location for a major new standalone town delivering up to 40,000 homes. Cntred around the old RAF Tempsford Airfield, this would be a development of massive proportions, taking advantage of the proposed new Tempsford station interchange that would link the East Coast Mainline with East West Rail.

East-West Rail

East West Rail will connect communities between Oxford, Milton Keynes, Bedford and Cambridge, supporting sustainable economic growth in the area. The consultation has just ended (June 2026). The purpose of this consultation was to gather feedback on the updated proposals, particularly the elements which are new or have changed significantly since the previous consultation that concluded in January 2025.
